Warranty
Stephen Longman Builders, Inc. provides warranty coverage as set by Quality Builders Warranty (QBW) and the State of Minnesota, Chapter 327A, on all warranty services. The warranty states that:
a.) During the one year period after the date of closing the dwelling shall be free from defects due to workmanship and materials;
b.) During the two year period after the date of closing the dwelling shall be free from defects caused by faulty installation of plumbing, electrical and heating, venting and air conditioning systems. (Please note that this covers the systems only and does not supersede manufacturers warranties on the actual fixtures)
c.) During the ten year period after the date of closing the dwelling shall be free from defects caused by failure of structural components.
Walk Through
Thirty days after the date of closing and at the eleventh month after the date of closing it is the homeowner's responsibility to provide the builder with a "Walk Through Punch List" of defective items as defined by QBW Warranty and Minnesota State Statutes. The builder shall remedy the defective items in a timely manner.
Note: If you have any problems or defects with your appliances, plumbing, HVAC or electrical systems it is best that you call the appropriate subcontractor immediately. You will be provided a list of these subcontractors/suppliers and their contact persons on or before closing and are encouraged to call them directly with any issues. All of these companies have professional service departments within their offices that can set a service appointment at a time convenient to both parties.
